South Thamesmead: The Next Ten Years

Residents are being asked to feedback about Peabody's proposals to invest £440m over the next 10 years in South Thamesmead.

One of London's oldest and biggest housing associations, Peabody's proposals include hundreds of new homes, the refurbishment of more than 600 homes and improvements to the public realm.

Over the past two summers the Peabody Group has consulted with Thamesmead residents about their experience of living in Thamesmead and their hopes for the future. Peabody has taken the feedback and published a number of proposals which reflect residents views . This includes making existing homes more comfortable, warmer and energy efficient, as well as replacing others; rehousing residents into new homes and making way for hundreds more.

The proposals also include investment in the environment surrounding the homes including more lighting, play areas and easily accessible areas for walkers and cyclists, as well as the proposal to removal the 600 metre-long Yarnton Way Wall, making the long stretch of road safer and more aesthetically pleasing.

Residents will be consulted on Peabody's proposals and feedback encouraged. This will happen in a number of ways including door-knocking and drop-in events being held;

•Parkview consultation drop-in events: Thursday 25 February, 3pm to 8pm and Saturday 27 February, 10am to 2pm at The Atrium, Teeswater Court, Middle Way, DA18 4DG

•Southmere consultation drop-in events: Thursday 3 March, 3pm to 8pm and Saturday 5 March, 10am to 2pm, Emmanuel Baptist Church, Yarnton Way, DA18 4DR

•Wolvercote Road consultation drop-in events: Thursday 10 March, 3pm to 8pm and Saturday 12 March, 10am to 2pm, Pop in Parlour, Evenlode House, Coralline Walk, SE2 9TP

The area along Yarnton Way will complement the South Thamesmead Housing Zone. Led by the London Borough of Bexley, this is one of two Housing Zones to be delivered in Thamesmead, the other is in partnership with the Royal Borough of Greenwich. These will be developed with more than £70m investment from the Greater London Authority. This area along Harrow Manor Way will offer around 1,500 new homes as well as a new high street offering a mix of cafes, workspaces, shops and evening us.

In addition, Harrow Manor Way was recently given a £1m boost with regeneration funding from the Mayor of London. Peabody will begin work to build a temporary campus to stimulate commercial activity and business growth and also transform the environment of Harrow Manor Way. The area will also see an events programme to include arts and cultural activities, festivals, day and night markets, and music and dance events. The Peabody plans are being developed with local and London-wide partners including the London Borough of Bexley and the Thames Innovation Centre.

Peabody's CEO, Stephen Howlett said: “We are passionate about Thamesmead - the people, the place and its future potential. Our proposals take into consideration the wants and needs of the thousands of residents we have consulted over the past two years. Our proposals are ambitious but they are based on what we believe we can realistically do. Residents are vital to the future of Thamesmead and we want to encourage as many of them as possible to share their views.”
